INTEGRATED PROPERTY MANAGEMENT


To establish an “all-inclusive” real estate development company, Rick Simmons opened Integrated Property Management.

The mission for Integrated Property Management (IPM) is not driven on fee management income. The focus of IPM is on providing affordable and high quality multi-family housing with an emphasis geared towards a healthy lifestyle environment for senior living for our in-house assets. Subsequently IPM's mission is to create asset value.

Rick has extensive Real Estate Management experience spanning 27 years. He spent 5 years with CWS Capital as Regional Property Manager over the portfolio of apartments across Texas from 1985 – 1990. As a partner at Western Rim, he developed, built and managed 27 projects including 10 LIHTC projects. Now at Integrated Real Estate Group he is leading Rory Johnson to manage the existing portfolio of 1500+ units.

Rory has been involved in the real estate industry for close to 25 years. The first ten years were working in the Commercial Lending Division, the largest banking institution in the Midwest, Bank One – First Chicago Corp. Much of his loan portfolio was comprised and/or collateralized by residential and commercial real estate. Over the last ten years, Rory transitioned over to the real estate multi-family construction and operational side of the business. Experience includes overseeing the construction and operations of three A to A+ multi-family communities. The past 7 years has been mostly dedicated to the operational side of multi-family property management.

Accomplishments include the successful lease-up management of over 3,500 units located in Texas that were comprised of affordable family and senior properties as well as conventional family and mixed senior assets. During this tenure, Rory was instrumental in the Lender/Investor approval and formation of two in-house property management companies (Churchill Residential, Inc. and Integrated Property Management) that allowed Owners to bring property management in-house and assume from 3rd party property management companies the day to day of their assets.

Keys to Rory's success is his dedication and hard work ethic as well as his strong ability to build successful long term teams in the field that also help foster strong working relationships with our Owner(s), Partner's, Lender's, Investors and Federal, State and Local agencies.
